Sheetz, Inc., a Pennsylvania based convenience store franchise, has been aggressively adding new locations over the past several years. As one of their strategic partners, Gateway has been involved in dozens of new site development and renovation projects with Sheetz, Inc.
The Kittanning store project consisted of the construction of a new Sheetz, Inc. convenience store, car wash, fuel canopy with 9 fuel dispenser islands, a 39-space parking lot, utility extensions, landscaping, lighting, and various other site amenities. Gateway’s services included a topographical and boundary survey, preparation of a subdivision plan, preparation of a demolition plan for an existing car wash, site design, utility design, preparation and acquisition of an NPDES permit from the Armstrong County Conservation District, and land development approvals through the Armstrong County Planning Commission.
The project had a variety of challenges, including ensuring the proper sequencing of demolition and construction work on a very confined site while maintaining access to the existing restaurant that is adjacent to the site. With no acreage for storm water detention, an innovative underground plastic detention system was utilized to fit within the tight constraints of the site while providing a large amount of detention capacity. There were also significant utility relocations and extensions to facilitate the successful construction of the new store.
