Hastings Development
Surrounded by over 600-acres of preserved park land and hardwood forest, Hastings is a 80-acre residential and retail development site described by Charter Homes as “a neighborhood whose natural beauty is the perfect canvas for your new life.”
Working closely with Charter, Gateway provided an integrated solution to convert the sprawling former location of Mayview State Hospital into a build-ready site that will ultimately support 500 homes. To create a true sense of a neighborhood, Hastings features the “Crossroads at Hastings,” a walkable retail area where locally-owned businesses include a coffee shop, athletic club, day spa and pet grooming service, Over the Bar Cafe, a bike-friendly restaurant and bar, five miles of walking trails, and 24-acres of green space. The space also includes a senior-living community of 130 well-appointed apartment units.
Beginning in 2014, Gateway performed a complete survey of the entire site, encountering historical and archaeological artifacts of a colonial-age Native American settlement. The proposed development required city, county and state permitting, a process that Gateway is adept at managing, and in this case had close working relationships with each of the development’s neighboring townships. These relationships led to efficient approvals, allowing the development of the site to begin.
More than the site survey, Gateway’s solution incorporated nearly all of Gateway’s practice areas, each integrated into the broader project solution, from geotechnical analysis, surveying and landscape architecture in the design phase, to site civil, municipal engineering, construction administration and inspection services in the build phase. The development continues to grow toward its fully-developed goal with Gateway supporting Charter Homes with each new construction phase.
